RENTAL AGREEMENT FOR STORAGE UNIT
The Tenant(s) known as ______________________________________, hereby agree to rent the space located at ___________________________________________________________________________________.

The premises are to be used as storage by the above named tenants only. Tenant may not sublet premises.
The tenant agrees to use this storage space to store PERSONAL BELONGINGS and for no other reason.
TERM The term shall commence on _____/_____/_____, at $__________per month payable on the 1ST of each month in full.
APPROXIMATE UNIT SIZE ________ UNIT ASSIGNED #________
LATE FEES In the event rent is not paid by the FIFTH (5TH) day after due date, Tenant agrees to pay a late charge of $15 OR 5% whichever is greater in the amount of $15.00.
BOUNCED CHECK Tenant agrees to further pay $25.00 for each dishonored bank check.
INSURANCE Tenant is urged to procure renter’s insurance to cover all belongings being stored in storage unit.
SECURITY Amount of security deposit is $50.00. Security shall be held by Landlord until the time said Tenants have vacated the premises and Landlord has inspected it for damages. Tenant shall not have the right to apply Security Deposit in payment of any rent. Security deposits must be raised proportionately with rent increases.
INSURANCE Tenant is responsible for insurance coverage for tenant’s property in the rental or on the premises.

RULES
NOTICES Should tenant decide to vacate the premises, a 30 day written notice to the landlord is required. Should landlord decide to have tenants vacated, a 10 day written notice is required. Tenant agrees to allow premises to be shown at any and all reasonable times for re-rental. If the unit is abandoned by the tenant the manager shall dispose of remaining property as required.
DEFAULT Should tenant default on the rent payments of this rental, tenant hereby authorizes landlord to lock out the tenant and seize and/or sell tenant’s property to offset any rent loss suffered by landlord, or agree to a judgment in favor of the landlord for the amount of the debt in addition to collection and legal costs. Tenant agrees that all means as allowed by law are available for managers use to remove the tenants property and recover funds. These include, but are not limited to, waiver of jury trial or formal eviction process, right to deny access by manager for breach of contract, and obtaining possession as allowed by the lien laws of North Carolina.
LOCKOUT All rent and late fees will be due by the 15th of each month or Tenant will be placed on LOCKOUT on the 16th. Should tenant default on the rent payments of this rental and unit is placed under “lockout”, there will be a $25.00 fee to remove the lock and reinstate the tenant with possession of the storage unit.
ACKNOWLEDGMENT Tenants hereby acknowledge that they have read, understand and agree to all parts of this document, and have received a copy.

- Tenant agrees to keep the storage space clean and free for any dirt and grease.
- Tenant agrees not to store any explosive chemicals or hazardous materials in the rental.
- Tenant may not make any alterations to the premises without the written consent of the owner.
- Tenant agrees t limit the value of the property stored to $5,000 unless otherwise provided in writing.
- Tenant agrees that this unit shall not be used for any habitable purposes (including animals).
- Tenant agrees that NO food of any kind will be stored in unit, including pet food.
- Failure to follow rules as set forth in this agreement is grounds for immediate termination of this agreement.
